First-time Buyers and What it Takes to Maintain Your Home
As a First-time homebuyer you may not know what it takes to maintain your home. I'm here to help you through the process. When you experience your first leaky faucet, no cold air, or a foundation crack, don't panic. Here are a few tips to get you through the process including regular preventive maintenance.
1. HVAC System- It should be cleaned and tested at the start of spring (Central Air) and the start of fall (Furnace). Keep shrubbery away from the outside unit. It's extremely important to change filters regularly and also inspect the hot water heater.
2. Exterior Water and Foundation- You should drain hoses and turn off outside spigots before winter to avoid burst pipes. Water, Snow, and Ice can all cause foundation damage. You should conduct a yearly inspection. For an unfinished basement or crawl space, that means shining a flashlight on walls, creases, and floors. For a finished basement, you need to check drywall for cracks or stains. Outside, the topsoil should be pitched away so water won't collect and leak into the basement.
3. Gutters and Downspouts- You should clean your gutters in the late fall after leaves have fallen and in the spring. Always seek assistance or hire a professional. Falling from a roof HURTS!
4. Roof and Chimney- Have experts check a roof yearly for missing shingles or holes and around flashing. you want to make sure you are stopping water and animals from getting in. Chimney experts should check for cracks in mortar when they clean the flue.
5. Septic System and Well- You want to pump your septic tank every 3-4 years, depend on the tank size and how many people are living in the home. Wells should be inspected annually.
6. Smoke and Carbon Monoxide Detectors and Fire Extinguishers- All levels of the home should have these. The smoke and carbon monoxide detectors should be placed near each bedroom. Check batteries at list twice a year. You should have a fire extinguisher in the kitchen, garage and one on each floor. You need to have a family home fire escape plan that includes pets.
7. Pest Control- Some homeowners like to do their own pest control. Others want a professional to inspect every few months, both indoors and outdoors, since termites and carpenter ants are hard to detect. You should also know what wildlife frequents your area.
